Overview

Large Scale Sites, for the purpose of NWM inspections include land development, multi-family projects and smaller budget commercial projects. As a large-scale site field inspector, you are a representative of NWM and serve as a liaison between our commercial report writer and the site project representative(s). It is very important that you are knowledgeable about the specific site you are inspecting and documented progress prior to your site inspection. NWM relies on you to not only document physical progress onsite but to communicate any concerns and project details back to NWM

Project Types

Land Development

Also known as site work or A&D (acquisition and development).

Land Development includes the scope of work related to the exterior of a project. Surveying, grading, excavation, site utilities, paving, concrete work and landscaping are all examples that can be included in land development projects. In short, land development prepares the land to build a physical structure.

Typical items to document

1) Construction Entrance

a. Portable toilets

b. Dumpsters

c. Rental equipment

d. Storage containers

e. Stored materials

2) Imported soils

3) Survey markings on site (include some up-close pictures of stakes so that we can read the survey markings)

4) Installed utilities

a. Electric, gas, water, sewer (see underground service markings color key below).

b. Up-close pictures of manholes, fire hydrants, electrical vault, meters, service boxes etc., so we can read the utility type

c. Utility systems and main site vaults

Multi-Family Projects

Includes multi-unit buildings, condos, apartment complexes, hotels and mixed -use structures.

As always, we need a picture of each side of the building(s). For multi-unit projects we will need verification for at least 25% of units (above 10 units). Make sure to document units on each floor. If you are unable to access a particular floor, make a Pruvan note. Document roof top amenities if they are accessible.We need thorough photos of one unit. The photos for the remaining units do not need to be as thorough, however, making sure we can see the progress is the same and/or document any differences. Before starting a new floor, hold up your fingers by the stairs to let us know what floor you will be on. If units are labeled, take a photo of that. As always document all large ticket items and materials. Make sure we know what the materials are by taking photos of the label.

Job Requirements

1. PPE as required by individual job sites – Large Scale Sites only

2. Experience in commercial construction

3. Strong communication skills

4. Ability to navigate a commercial construction site

5. Commercial industry knowledge

Responsibilities and Duties:

Inspection Prep

1. Review all project documents.

2. Review the current draw so you understand what items you will be verifying.

3. Request any documents or project information that supports your knowledge and competence on the site.

4. Understand the status of the project at the last NWM inspection.

Scheduling

1. Follow scheduling instructions and let NWM know if a site contact changes, or you are given different directions from what our schedular instructs.

2. Schedule a site visit within 24 business hours of receiving the assignment

3. Let NWM know when you will be onsite and who you will be meeting with.

4. Communicate any delays with NWM

Required Attire

Safety Equipment

You will not be allowed onsite if the following safety requirements are not met. If you do not have any of the following items, you must acquire them before visiting the jobsite.

1. Closed toed shoes (boots preferred)

2. Long pants

3. Hard hat NWM Recommendation

4. Glasses, sunglasses, or safety glasses NWM Recommendation

5. Safety vest

6. NWM lanyard – provided by NWM

Site Safety

1. Follow all posted safety rules.

2. Do not climb ladders or scaffolding.

3. Be aware of your surroundings as you navigate the site.

4. Report suspicious or unusual behavior to the NWM inspector line.

On Site Arrival:

1. Put on your safety gear; hard hat, vest, safety glasses if other workers are wearing them

2. Check in with the POC (builder, super intendent, or other site contact). If a meeting spot has not been established, check in at the job site office. If no one is available to check in with, write a Pruvan note and proceed with your inspection.

3. Explain you are there to document construction progress, referencing the item list/draw provided in the assignment. Our commercial report writer will be creating a report based on your photos. Ask if there are any areas of the site you should not enter today. Areas could be unsafe due to specific work being conducted. If so, write a Pruvan note including the details.

4. Review the list of items you have been instructed to pay special attention to, making sure you know where all relevant evidence of progress can be located. Ask if there is anything not on the list you should be sure to document it. Complete a FULL inspection in addition to the items being drawn on.

5. If the contact wants to discuss percentages with you, let NWM know, and we will work with the report writer to be sure their concerns are addressed. We will need the contacts’ full name, role and contact information. Please also give the contact a NWM business card listing the NWM inspector line.

6. Ideally someone will walk the site with you pointing out items they want documented.
