Key Components of Cost-To-Complete Reports

  • Overall Scope of the Proposed Work 
  • General Contractor Contract 
  • Current Schedule of Values and Remaining Costs 
  • Adequacy of the Remaining Budget as it pertains to the remaining scope of work.  
  • Construction Schedule, if applicable. 
  • Subcontractor Bids, if applicable.  

To complete the assessment, the following documents are typically needed:

  • Civil and Architectural Plans (with Square-Footage and Unit Counts)  
  • GC Contract 
  • Scope of Work 
  • Major Subcontracts 
  • Remaining Balance of Cost, per CSI Division (Or Latest Payment Application) 
  • Updated Project Schedule  
  • Owner and/or General Contractor Contact Information 

Additional Documents Reviewed (if provided):

  • Appraisal

  • Draw Inspection Reports
